WHAT WE EXPECT FROM YOU

All applicants need a form of photographic identification. Examples are:

The first inspection is 4-6 weeks following moving in date. Thereafter usually 12 weekly. Some insurance companies insist upon this.

We will issue 14 day notifications if rent is missed. Expect it. It is not that we are out to get you just that we have a contractual obligation to our owners to do so. Simple solution, don't miss rent payments.

We never offer verbal tenancies. We will conduct our enquiries and checks. We will then call you to confirm that you wish to continue with your application for the tenancy. Should you wish to continue with your application then we will confirm, in writing, the offer of a tenancy. You will need to accept, in writing, together with a deposit equaling one week's rent. This will be credited to your account upon the signing of a tenancy agreement.

The Electronic Transactions Act 2002 allows: "consent may be inferred from a person's conduct" for receipt of correspondence electronically. We hereby deny any consent to accepting any correspondence which the Residential Tenancies Act 1986 requires to be sent via writing if that correspondence is sent electronically. We hereby instruct the initiator of any such correspondence to put it in writing, sign it and post it, drop it off in the letterbox or hand deliver it to our address for service as is written on the initiator's Tenancy Agreement.

We will ask your permission to make credit enquiries through TPS credit control.

We ask for and expect, four weeks rent for a bond. If the tenancy allows pets then we would expect more security by way of guarantee from someone other than you.

Sign in takes approximately 90 minutes. This is important as all who are involved need to have an accurate record of the condition of the property at the start of the tenancy.
